Rentals to tourists comprise a lot of the Alaskan rental market. Average vacancy is 15%, including seasonal rentals. In the off-season, that number is much higher, as tourists are largely from the lower 48 and Canada. Rentals in cities with colleges have little or no vacancy and get a higher rent, close to $800-1000.
