Commercial real estate is very expensive, especially in Fairfield, Greenwich and Hartford. New construction of retail and commercial space has slowed down considerably since 2003. Leasing of already established buildings is a hot market for investors, since 1) they can get top dollar for premium space and 2) they have a large base of upper income shoppers and residents in the southern part of the state to gain as customers.
