Delaware Housing Trend

The market across Delaware is mixed. In New Castle it remains a sellers market with many more buyers than sellers. However, the buyers are choosy since there is a good supply of houses, leaving dwellings on the market for 30-60 days. The average sale price is $202K, which is up over 10% from July 2005. Most of the transactions are from First Time buyers. In the city of Odessa, there are more sellers than buyers and houses are for sale for 90-120 days. The average sale price is $350K, which is down close to 5% from July of 2005. There is a good supply of houses and new construction continues.
