As more of Florida is being developed, there is less desirable land to choose from, especially in swamp and bog areas. Renting and leasing in cities like Orlando and Miami is expensive, while Tampa, Jacksonville and Gainesville are moderate. Investors back in the 70’s and early 80’s snatched up land and waited to develop it as the Baby Boomers aged so they could turn a large profit by leasing and renting.
